The Corporate Real Estate team is composed of Planning and Development, Environmental and Sustainability, and Airport Affairs. These teams work together to manage all major construction and renovation projects and secure lease spaces at our hubs, stations, and city locations across the world.

Job Overview and Responsibilities

As Project Controls Manager in Corporate Real Estate - Planning and Development you will perform full life-cycle project controls functions for a portfolio of capital and operational facility and infrastructure projects. You will collaborate with Project Managers on project budget management and controls, financial management such as cost forecasting and reporting, and change management as well as project schedule creation, schedule updating, and review of contractor schedules. Additionally, as a member of the CREE P+D PMO, you are integral to training, guiding and supporting the project management team in implementing project management processes and best practices. You will work in a matrix reporting structure where you support CREE regional Directors and Project Managers with oversight of portfolio and programs by ensuring that proper controls are adhered to, as well as, reporting on projects/programs/portfolio metrics for scope, budget, and schedule.

The successful candidate must be highly detail-oriented, organized, have excellent analytic and problem-solving abilities, have the ability to thrive in a team environment, and execute project management and project controls processes including:

  • Work with Project Managers to establish project budgets, submit for funding and assist with budget changes

  • Monitor financial performance. Identify and communicate to project managers and Directors on project events that have the potential to materially affect project and overall company financial performance.

  • Work with Project Manager to ensure alignment of the project forecast Estimate at Completion (EAC) both in terms of time and cost

  • Provide accurate internal monthly reports and present to management

  • Prepare cost reviews and participate in governance audits

  • Analyze, trend and communicate progress information to project personnel through useful graphs and reports

  • Identify and communicate risks related to potential impacts to scope, cost, and schedule

  • Work with Project Managers on identification, analysis, and management of project risks and issues, as needed

  • Contribute to the procurement and contract management process including the execution of bid process and contractor selection as required for regions; contract performance management

  • Evaluate project contracts and commercial terms to ensure that the project controls processes are aligned to address any specific project needs

  • Understand contract/estimate types (Lump Sum, T&M, Fixed Fee)

  • Ensure Change Management is adhered to by project team to quantify impact to schedule and cost. Lead the effort with project team to develop mitigation plans to stay on plan

  • Evaluate design and construction change orders for contract compliance, scope and cost reasonableness and schedule impacts

  • Contribute to the development of the department’s procedures with continuous review and improvement of project controls, cost control, change management, cost estimating and scheduling plans and procedures

  • Communicate proactively with project team, stakeholders and project leadership all issues and variances which may influence the project outcome

  • Maintain compliance with all applicable policies, procedures, and company standards

  • Ensure lessons learned are shared and used by the project team during current and future project development and execution

  • Provide other ad-hoc analyses and assignments, as needed

Qualifications

Required

  • Bachelor's Degree Bachelor's in Construction Management / Engineering/ Business/ Finance or equivalent years of experience

  • Minimum 2 years of experience in Large Capital Construction Projects, as part of the project team

  • Minimum 5 years of experience in Project Controls

  • Experience in Scheduling, Cost/Budgeting, Financial Forecasting and Analysis, Contract Management, and Change Management

  • Experience using Microsoft Project for creating and maintaining project schedules

  • Must be legally authorized to work in the United States for any employer without sponsorship

Preferred

  • 2 or more years of experience with Contract Management and/or Risk Management

  • Estimating Portfolio and Project Risks

  • Knowledge of project management and project controls best practices and standards including those from PMI (PMBOK) and AACE

  • Project Management and/or leading certifications including Certified Cost Professional (CCP) and PMI certifications
